2025 marked meaningful progress for Archway as an affordable housing developer, advocate and service provider. Against a backdrop of economic uncertainty, a shifting federal landscape and growing demand, Archway prioritized adaptability—expanding access to affordable housing and prioritizing residents in every decision.
In 2025, we reached new milestones, welcomed new residents and celebrated countless moments that reaffirmed why affordable housing remains essential to creating healthy, strong communities.
Recognizing Demand: Affordable Housing in 2025
The affordable housing crisis remained front and center in 2025. Across the country, rent increases continued to outpace wages, while housing supply lagged behind population growth. According to “Colorado’s Housing Affordability Crisis 2025”, a report from Mile High United Way, Colorado alone has a shortage of 162,000 affordable units, and a predicted shortage of 257,000 units within the next decade.
To combat growing demand, one of the many long-term solutions Archway pursued in 2025 was the protection of existing affordable homes. In January, we welcomed our newest community, Downing Square Apartments, expanding our portfolio by 50 affordable units. By acquiring Downing Square, an affordable community for older adults, Archway was able to ensure the long-term affordability of Colorado’s existing affordable homes, protecting rent costs and keeping residents in their homes.
We also celebrated milestones across our existing communities, including the lease-up of the Mosaic Community Campus. With 154 affordable units, we were able to welcome over 300 individuals to Archway.
Supporting Residents Beyond Housing
Supporting our residents as they stabilize and thrive is about more than providing a roof over their heads. In 2025, we were able to expand our supportive services programming to provide more wraparound, extensive support for our residents.
The services we were able to provide in 2025 include:
- 11,251 resident visits to our no-cost food programming
- 3,339 resident visits to on-site community events
- 706 resident visits to Kids Club
- 919 conversations with residents about health and mental health resources
- 155 school supplies provided
- 125 resident visits to recovery-focused activities
And so much more.
Partnerships that Powered Impact
Collaboration was essential to the milestones we reached and the impact we had in 2025. With the support of our partners, we were able to expand our supportive services programming, build a new resident garden at the Mosaic Community Campus, provide on-site haircuts, increase peer support opportunities and more.
Alongside our partners, we hosted our third annual housing conversation: Home for All. Thanks to the support of Mile High United Way, Elevation Community Land Trust, Habitat for Humanity of Metro Denver and the Neighborhood Development Collaborative, we welcomed over 100 developers, legislative officials, funders, advocates and community members to explore the current state of affordable housing in Colorado.
We also launched a volunteer program in 2025, strengthening community relationships and bringing support to our Supportive Services team as they planned and provided supportive services to our largest community of residents to date.
Looking Ahead: What 2025 Taught Us
As we look ahead to 2026 and beyond, the lessons we learned in 2025 are clear. During a time where demand outweighs supply, it is important now more than ever to explore alternative options to provide long-term affordability for local communities. As we explore these options, it is vital that we continue to elevate resident voices and rely on partnerships and collaboration as we continue to face funding availability challenges and a shifting policy landscape.
In light of these challenges, Archway is prepared to move through the next few years with resilience. Throughout 2025, Archway convened an internal working group to listen, collaborate and reflect across every part of our organization and community. The result was a five-year strategic plan that not only outlines our envisioned roadmap, but reaffirms our purpose and a renewed commitment to the people and partnerships that make Archway’s mission possible.
