As 2025 draws to a close, I’ve been reflecting on my first year as Chief Executive Officer. Since joining the Archway team as Chief Operating Officer in 2023, I’ve seen our mission in action and how housing has served as the foundation for thriving communities. From a resident who found a safe and clean home after living in a substandard apartment, a veteran who exited an experience of homelessness to stable housing, to children learning to grow healthy food – including what could be a prize winning zucchini – outside of their front door. Stepping into this role has been so rewarding, and I feel grateful for the team and partners who made 2025 a successful year.
One major highlight of the year was celebrating the achievements of the Mosaic Community Campus. In 2022, Archway partnered with the Urban Land Conservancy to acquire four former dormitory buildings from Johnson and Wales University, and before that, the Colorado Women’s College. By spring 2025, Archway completed construction and fully leased 154 affordable homes at Mosaic, welcoming approximately 370 residents to the Park Hill neighborhood. Nearly 40% of our new residents are children and together with local students and neighbors, the campus is filled with their energy and laughter!
As a significant adaptive reuse and historical preservation project in our state, Mosaic not only protects beautiful buildings to create needed affordable housing, but the whole campus is a great example of the power and value of cross-sector partnerships. Partners, including Denver Housing Authority, Urban Land Conservancy, Denver Public Schools, St. Elizabeth’s School, Work Options, Jewish Family Services, and Food Bank of the Rockies, have helped us provide vital resources to residents beyond housing.
The Mosaic Community Campus received many awards and recognitions in 2025, including the Governor’s Award for Historic Preservation from History Colorado, the Mayor’s Design Award, Housing Colorado’s Eagle Award, the Community Preservation Award from Historic Denver, and was a finalist for NAIOP’s Community Impact Award. These honors reflect Archway’s commitment to affordable housing and restorative projects, as well as the power of partnership in meeting our community’s housing needs.
I am proud of the Archway team’s efforts to create and welcome residents to this community and of the work we have done together as a community to preserve this important part of Colorado’s history. In the fall, we finalized our partnership with Denver Housing Authority to launch the next phase of housing development at Mosaic. Two additional former dorms will be preserved and rehabilitated to create 58 affordable apartments with supportive services for individuals and families exiting homelessness. We are excited to bring new life to these buildings and look forward to advancing this project with our partners in the new year.
Beyond Mosaic, we acquired Downing Square, the 12th site in our portfolio. This project is an opportunity to preserve 50 affordable apartment homes in the Five Points neighborhood, reinforcing the importance of maintaining existing affordable housing while meeting evolving community needs. We have also advanced plans and funding for Creekside Flats, Archway’s upcoming transit-oriented development in West Denver that is expected to break ground in early 2026.
We are excited about these affordable communities and other projects in our development pipeline. The housing needs in our state are significant, and we need a combination of new construction projects and preservation projects to maintain and grow the portfolio of affordable homes in Colorado. I am proud of how the Archway team is leaning in to support preservation alongside new construction in our development pipeline, operations, and public policy efforts.
Internally, throughout 2025, we’ve been working behind the scenes to strengthen operations and team impact. We have made more than $400,000 in capital improvements across our portfolio, highlighting our commitment to our residents across the state. The team has also been working on a new five-year strategic plan, which was developed by tapping into the expertise of staff, board members, residents, and partners. Thanks to all those who contributed to this process, and we look forward to sharing more about our plans soon.
This December, we are taking the time to reflect on the last twelve months. I have been especially leaning into gratitude – gratitude for our team, residents, and partners. In 2025, we saw our mission come to life through moments large and small, from launching new developments to supporting residents through day-to-day needs.
Looking ahead to 2026, we will continue to navigate policy shifts and find solutions to challenges such as funding and resources. We look forward to breaking ground at Creekside Flats, expanding housing at Mosaic, and serving community members within and beyond the Denver Metro area. I’m incredibly proud of what we accomplished in 2025, and even more excited for what’s ahead.
